➡️ English: Electricity is based on your individual check meter.
➡️ Tagalog: Ang kuryente ay base sa sarili mong check meter.

Upon move-in, the total initial payment is ₱6,000 only, which includes:

₱3,000 – 1 month advance rent

₱3,000 – 1 month security deposit

The due dates are every 15th and end of the month.

If you move in on a date that does not fall on the due date, a prorated charge of ₱100 per day will apply depending on your start date.

📌 Sample 1 (Mid-month move-in):
If you start on the 11th of the month, there are 5 days until the 15th.
₱100 × 5 days = ₱500 prorated payment, added to your initial payment.

📌 Sample 2 (Near end-of-month move-in):
If you start on the 27th of the month, there are 4 days until month-end.
₱100 × 4 days = ₱400 prorated payment, added to your initial payment.

👉 Important:
After you have stayed for one full month, you will then pay the regular monthly rent of ₱3,000 only on every due date.

🔔 Important Clarification (To Avoid Confusion)

₱6,000 is a one-time move-in payment (advance + deposit)

₱3,000 is the regular monthly rent after the first month

➡️ English: Overnight guests require prior approval from the homeowner.
➡️ Tagalog: Kailangang aprubahan muna ng may-ari ang overnight guests.

➡️ English: Smoking, alcohol, and drugs are strictly prohibited.
➡️ Tagalog: Bawal ang paninigarilyo, pag-inom ng alak, at droga.

➡️ English: No pets allowed.
➡️ Tagalog: Bawal ang pets.

➡️ English: Mikeen’s Room Rental prefers long-term tenants with a minimum stay of six (6) months. If a tenant moves out or terminates the contract before completing the six-month period, the security deposit will be forfeited and is non-refundable. Short-term stays may only be approved under special circumstances and management discretion.

➡️ Tagalog: Mas pinapaboran ng Mikeen’s Room Rental ang mga long-term tenant na may minimum stay na anim (6) na buwan. Kapag ang tenant ay umalis o nag-terminate ng kontrata bago matapos ang anim na buwan, ang security deposit ay forfeited at hindi na mare-refund. Ang short-term stay ay maaari lamang maaprubahan sa espesyal na sitwasyon at ayon sa desisyon ng management.
